Charles County Tax Assessments

Most of us have received copies of our tax assessments. There is an appeal process if you feel that the county assessment is incorrect. Also, don't forget to complete the form for the HOMESTEAD TAX CREDIT. Unfortunately, the tax credit isn't automatically given to you. You must apply. ANIMALS: Montrose Pointe Declaration of Covenants and Restrictions Article IX, Section 4 states that: NO ANIMAL SHALL BE PERMITTED OUTSIDE OF THE DWELLING OF AN OWNER UNLESS THE ANIMAL IS UNDER THE CONTROL OF A RESPONSIBLE PERSON. We have had reports of neighbors allowing their dogs run free as well as dogs chained up in yards and breaking away from their intended location. If you are not with your animal, you have violated an association rule as well as Charles County Animal Regulations. Please report loose or nuisance animals to Charles County Animal Control at 301-609-3425. After hours contact Charles County Sheriff’s office at 301-743-2222. Our Community Officer is Officer Kunow.

230-12.4 Public Nuisance.
	A. No person shall keep or maintain any animal in such a manner as to cause or permit the animal to be a public nuisance. A public nuisance is when an owner or custodian allows an animal to:
1. Be at large
2. Damage the property of anyone other than its owner
3. Molest pedestrians, neighbors or passerbys
4. Intimidate pedestrians, neighbors or passerby. Intimidation should be defined as a reasonable pruden person under same and/or similar circumstances and whether that person would have been intimidated by the actions of the animal in question
5. Chase vehicles
6. Bark or make other harsh or excessive noise so as to disturb the quiet, comfort or repose of members of the community as reflected by reasonable persons with normal sensitivities
7. Foul the air by odor and therby create unreasonable annoyance or discomfort to neighbors or others in close proximity to the premises where the animal is kept or harbored
8. Defecate on public property and or urinate/defecate on private property
9 Continue or repeat that behavior or activity for which the animal has previously been determined by the County after notice to its owner and a hearing, to be in violation of any of these regulations and/or public nuisance by virtue of being a menace to the public health, welfare or safety
